There are a number of reasons why you might be selling your home, some good and some not so good. However, where you move to and why, when you have sold your current home, will have a big impact on your ability to sell, and preparing yourself in advance will make a massive difference to your chances of success. Here we are going to deal with a situation where you are selling your current home and buying a new one.
First, if you have found the home of your dreams and are selling your current home in order to buy it, then don’t commit yourself to a price for the property you want to buy. By all means find out if there is any flexibility on the asking price as you need to establish if you can afford to move.
However you need to leave room to negotiate both on the asking price of your property, but also on the one you are buying. If you have already committed yourself to an agreed purchase price, then you have no ‘wriggle room’, and you lack the ability to negotiate from a position of strength as you don’t have a buyer and cannot proceed. By all means express strong interest, but do little more until you have found a buyer.
If you haven’t found a property but are determined to move, make sure you have a shortlist of properties to make offers on when you have found a buyer. Providing the property market is buoyant but prices are not skyrocketing, you might want to consider renting for a period of time to allow you space to find the ideal property. Remember, when you find a buyer and have to move, in theory you only have the choice of houses for sale in Swindon that are available at that time, but renting for a year can see you remain in a strong position to negotiate while you look for the ‘perfect home’ without being put under too much pressure.
It may also be that your buyer wants to exchange contracts but delay completion. Once again you will have to decide whether to ask the owners of any property you are interested in if they are in a hurry to move or you may have to consider the option of taking out a bridging loan to allow you to buy the property you want while waiting for the sale of your own property to complete. Finally there is also the buyer who wants a very quick completion, so once again prepare yourself to be amenable.
Do your homework first so that whatever eventuality you are faced with, you are not taken completely by surprise and can accept a good offer irrespective of what may be required of you.
