We currently manage a number of Houses of Multiple Occupation (HMO’s) and we continue to look for quality properties to add to our portfolio.
All the properties we manage meet or exceed the standards set by the licensing team at Swindon Council. We insist our Landlords commit to a weekly cleaner, our team attend each HMO weekly to check the fire alarms, emergency lighting and standard of the cleaning. Each house has a Moovahome notice board giving details of our team, latest availability, tenants incentives, bin collection dates and details on our 24/7 management procedures.
In addition to the above, each room has a key box at the home. If the tenant is locked out there is no waiting for a staff member to attend, we simply allow them to use the box and then we change the codes within 24 hours to maintain security. Additional services to Landlords include a quarterly review of rents achieved, a yearly overview of the property and year-end accounts. Through proactive management and maintaining high-quality rooms, our occupancy rate averages over 95%.
Rent Processing is extremely slick at Moovahome Rooms. We have invested in a modern app based rent processing system called PayProp. By using this, both tenants and landlords have access to their accounts 24/7 to get yearly statements, month on month portfolio statistics, and instant payments. Our team can send out payment reminders and process rents at any time.
Moovahome do not charge a set up fee for room tenancies, but a management fee of 12% per month. Our fees cover all marketing, referencing and the preparation of the Tenancy Agreement and inventory.
Moovahome Rooms Ltd is not VAT registered. If, however we do charge VAT in the future, our fees will be the same as above but inclusive of VAT.
