We offer Landlord’s a personal service to ensure all their property managements needs are taken care of . This service includes completing an initial valuation, advice on preparing a property for a tenancy and undertaking full marketing to source a suitable tenant. Once a tenant has been found, Moovahome complete a range of referencing checks via our credit checks.
These checks include securing employment and previous Landlord references, checking the applicant’s financial history and completing a Right to Rent check to ensure full background check is obtained. Moovahome complete all of the paperwork in preparation for the start of the tenancy, including a tenancy agreement, written inventory supported by photographic evidence and notification of a change of tenancy to all utility suppliers. Please note our inventories are outsourced to an independent professional inventory Company.
We offer an accompanied move-in service to the tenants, ensuring they receive a demonstration on how to operate the appliances within the property including the boiler. Following the move-in, the deposit will be placed within the Government led Deposit Protection Service in line with UK legislation and the first months’ rent will be processed and paid to the Landlord’s nominated account.
Throughout the course of the tenancy, Moovahome will complete quarterly property inspections and conduct an annual rent review to ensure Landlords are charging the correct market rent. Moovahome also collect quotes, organize property maintenance and oversee the completion of these works. Maintenance charges are not marked up and we offer a range of trades available to undertake everything from a blocked toilet to a complete build.
Our accounts team collect and process rents daily, with the lettings team conducting up to four tenancy inspections each year. On top of this, our team offer a 24 hour emergency response service for both tenants and landlords.
At the end of tenancy, we will complete an end of tenancy check-out report and organise deposit claims and maintenance as necessary to ensure the property can be re-let swiftly. Should you need to evict the tenant we will do all paperwork and the only charge you make is for the court fees.
Our Find Only Service sets you up on the road as a landlord, while ensuring you are legally compliance. We take care of the marketing of the property, offering accompanied viewings, reference checks, preparation of the tenancy agreement, securing of the deposit, organising the inventory and offering the tenant an accompanied move in service.
The property is then passed back to the Landlord to manage the tenancy, with Moovahome being available to offer advice where necessary on an ongoing pay as go service.
Not everyone wants the responsibility of renting an entire property and we are therefore delighted to offer individual rooms to rent, fully inclusive of all bills.
All of our homes at Moovahome are checked on each week by the team. The checks involve the communal area cleaning, the fire alarms and general safety throughout. Our team get to know the tenants due to our regular visits. Each home has a regular weekly cleaner to ensure standards are kept high throughout the tenants stay and all bills are included in the monthly rent.
The rooms are located in numerous locations around Swindon and the vast majority have ensuite bathrooms and parking. Many other features include excellent communal areas, hi speed Wi-Fi throughout and of course each property is powered by our collective team, who are able to assist with any day to day queries. Our 247 call our service I heavily used by HMO tenants and to assist in these demands, we fit lock boxes to every home to cut down on the response time for lock outs.
Any property we agree to let is professionally marketed by our team. Our standard marketing includes professional photography, video tour, a thorough property description and detailed floor plans.
All properties are advertised on online portals such as Rightmove, OnTheMarket, Facebook and Instagram. We often include a premium listing where we can to increase interest. Once a let has been agreed we prepare all tenancy documentation including a thorough inventory and this is sent to both tenant and Landlord via Signable, ensuring a paperless process. The collected deposit is registered with the Deposit Protection Scheme (DPS).
We remain fully compliant with all regulations, ensuring your tenancy remains fully protected. This includes maintaining Gas Certificates, Energy Performance Certificates and Electrical Safety Certificates. Each property that we manage, has automatic reminders built into our management software, so that we can ensure you are never at risk.
