We understand that Landlords require differing levels of service to meet their specific needs and therefore at Moovahome, we offer two levels of service.
We offer Landlord’s a personal service to ensure all their property managements needs are taken care of . This service includes completing an initial valuation, advice on preparing a property for a tenancy and undertaking full marketing to source a suitable tenant. Once a tenant has been found, Moovahome complete a range of referencing checks via our credit checks.
These checks include securing employment and previous Landlord references, checking the applicant’s financial history and completing a Right to Rent check to ensure full background check is obtained. Moovahome complete all of the paperwork in preparation for the start of the tenancy, including a tenancy agreement, written inventory supported by photographic evidence and notification of a change of tenancy to all utility suppliers.
We offer an accompanied move-in service to the tenants, ensuring they receive a demonstration on how to operate the appliances within the property including the boiler. Following the move-in, the deposit will be placed within the Government led Deposit Protection Service in line with UK legislation and the first months’ rent will be processed and paid to the Landlord’s nominated account.
Throughout the course of the tenancy, Moovahome will complete quarterly property inspections and conduct an annual rent review to ensure Landlords are charging the correct market rent. Moovahome also collect quotes, organize property maintenance and oversee the completion of these works. Maintenance charges are not marked up and we offer a range of trades available to undertake everything from a blocked toilet to a complete build.
Our accounts team collect and process rents daily, with the lettings team conducting up to four tenancy inspections each year. On top of this, our team offer a 24 hour emergency response service for both tenants and landlords.
At the end of tenancy, we will complete an end of tenancy check-out report and organise deposit claims and maintenance as necessary to ensure the property can be re-let swiftly.
