Fairview House is a Grade II Listed building and comprises of thirteen single offices with a shared automated reception area. It is ideally situated in the heart of Old Town which itself offers a varied selection of shopping, restaurant and commercial facilities.
The office units have all been refurbished to a high standard and each has gas radiator central heating and LED lighting. There is also an allocated parking space to each unit.
Within the rent is a fixed service charge which covers the cleaning and maintenance of the common areas of Fairview House, lighting, fire prevention and building's insurance. This agreement enables tenants to budget their overheads accurately as they need only to add in the small business rates payable on each office and their telephone.
One other feature of the Tenancy Agreement, which makes Fairview House especially interesting to small businesses (and to large businesses requiring a pilot office), is that tenants are able to give one month's notice to terminate their Tenancy Agreement with no further liabilities other than redecorating their office. Obviously, if the office is re-let before the one month expires, a refund is made to the tenant
The Tenancy Agreement
The Tenancy Agreement is available on an internal repairing Tenancy Agreement, with the tenant having the option to surrender, giving one month's notice, expiring on a rent day. There are no legal costs in the preparation of the Tenancy Agreement.
The rent is payable monthly in advance.
One month's rent deposit is payable on signing the Tenancy Agreement. This deposit is refunded on termination of the Agreement once the tenant's decoration liabilities have been fulfilled and the keys have been returned.
A fixed service charge within the rent covers central heating, electricity, water and basic Wi-Fi.
Tenants are liable for small business rates on their suite. (Separately rated and at present 100% discounted).
